Brokers with a listing
Bring us the deal. We will not waste your time.
We have bought commercial property directly for 20+ years with a $450M portfolio behind us. When we say we can close, we can close.
Your fee is protected
We pay a full market commission at closing and we put it in the LOI. You are not choosing between your client and your fee.
We do not retrade
The number we sign is the number we close. 0 retrades on record. Your client hears one price from us, not a renegotiation two weeks before closing.
No financing contingency
We close with our own capital. There is no lender to satisfy, no appraisal to wait on, and no deal dying at the last minute.
A fast, real answer
Send a rent roll and we will come back with a number. If it is not for us we will tell you quickly rather than tie your listing up. We can close in about 30 days when the seller wants speed.

Leasing agents
We are the landlord on the other side of the table.
Most owners of small bay parks are individuals who are hard to reach and slow to decide. We are neither. A park with 50+ tenants always has something moving.
We own the space, you fill it
We hold 100+ properties and units turn over constantly. When a bay opens in a park we own, we need a local agent who already knows the tenants in that submarket.
Commission paid on the lease
Standard market commission on new leases and renewals you bring. We are the owner, so there is no third party deciding whether you get paid.
Decisions without a committee
You deal with the people who own the building. Approvals on terms come back in days, not after a fund committee meets next month.
A referral fee if an owner is selling
You hear things before anyone else. If a landlord in your patch is thinking about getting out, introduce us. If we buy it, you get paid on that too.
