Why small bay industrial
The boring end of a boring asset class.
We buy multi-tenant industrial parks made of small units. Trades, contractors, auto, light manufacturing, storage. Unglamorous businesses that need a roll-up door and a place to park a van.
A fragmented asset class
Small bay industrial is owned by thousands of individual landlords, not institutions. That is why we can buy directly from owners instead of bidding against funds at auction.
Many tenants, not one
A single property can carry 50+ tenants. When one leaves, you lose a slice of the income, not all of it. That spread is the whole point.
Nobody is building it
New construction goes to big box distribution, not 1,500 square foot units. National small bay vacancy has run near ~2%. Demand keeps arriving and supply does not.
We operate what we buy
We are not allocators writing cheques into other people's deals. We source, underwrite, close, and manage. The same team does all four.
